With growing economic concerns in Pakistan we had seen a steep upwards movement of all sectors including construction and is getting more challenging with the passage of time, If we talk about house construction industry, each and every material required during construction of a house witnessed an increase in prices, either it be bricks, steel, cement, tiles, wood, ceramics, labor etc.
If we see around the cost by geography the most affected areas of these changes are urban areas where the labour shortage and lack of competency + poor efficiency is further denting this sector for which we would like to draw the attention of Govt to open up Vocational Training Center for getting these Semi Skilled Manpower Trained towards achieving National Productivity within Construction Sector.
There are mainly two types of Construction Contracts named as Labour Contract and Turnkey Contract, in a labour contract the owner procures material and supervises labor on self help basis. A labor contractor is responsible for arranging required labor for carrying out construction procedures on daily basis. Construction cost in this case is all in hands of owner himself. Final cost of construction will depend upon how well the owner has managed construction process both in regards of material procurement and labor procurement.
In turnkey contract the owner hires a professional company on lump sum or per square foot construction rate for a turnkey solution. Owner do not has to worry about the construction cost as the builder has agreed to provide him with all services within in predefined budget and cost. Owner only has to supervise if builder is carrying out the work as per the agreement or not.
